Center City Philadelphia
Center City is actually one of the nicest pockets you will find in any major American city. It is occupied by about 150,000 people surrounded by restaurants, theaters, and good shopping. Due to the excellent public transportation, It is a very quick commute to any local office by subway or trolley. Center City is more on the expensive side since it is such a desirable area. But, despite Philadelphia being the fifth largest metropolitan area in the U.S. by population, and more expensive than some places (i.e. Cincinnati or Houston), it is much less than places like New York City or even Boston.
Many consider Center City Philadelphia to be one of the hidden jewels and last affordable downtown areas to live on the East Coast. Since it is so close to New York City, you sometimes get people from there buying in the area. On the other hand it is becoming increasingly recognized and appreciated for its merits, so it is a good place to buy and still very underpriced for a downtown in such a huge city. Philadelphia actually wasn't nearly as hard hit as other markets in the housing crisis. Sometimes people think of it affecting the whole U.S. equally, but the worst collapses were localized in places where the prices inflated beyond common sense, i.e. California and parts of Florida.
Philadelphia's Center City is one of the last hidden jewels on the East Coast.
The good thing about Center City is that there is hardly any new place to build, so scarcity will always drive the prices. A lot of baby boomers are moving back downtown now that the city is hot again and their kids have left home, and single professionals continue to live there for convenience and amenities, so it is truly a smart place for you to buy.
Rittenhouse Square (Zip 19146): This is the nicest and most affluent part of center city Philadelphia. Condos and apartments in this area surround the square-shaped Rittenhouse Park, and the most desirable have a view of the park itself.
Avenue of the Arts (Zip 19147): A wonderful area that is a great place to purchase. A beautiful place, similar to Center City and in some cases the same thing.
Northern Liberties (Zip 19122): This is a really hot and trendy neighborhood. It is nice, safe, stylish and with house prices appreciating rapidly. You can get a little bit more size for your money than Center City, but not too much more. This area has really established itself as one of the nicer ones in Philly in recent years. A notch below Center City but a notch above Art Museum Area. It is also near the Ben Franklin Bridge which is convenient to New Jersey.
Graduate Hospital Area (Zip 19146). This section of the city is just below Center City geographically. It is probably the least attractive area that I've mentioned, but it is on the rise as well and has many nice housing options. It is close to everything and has some great blocks.
This is a big chunk of the area around the University of Pennslyvania and Drexel campuses. Penn is in the area known as West Philadelphia, which has a somewhat checkered reputation. The university was basically surrounded by a ghetto for many of years. Penn however decided to gentrify the area around itself for safer student housing and to encourage faculty to live close by. The university also thought it would be good for the area. Penn offers faculty a lot of perks to move into University City such as downpayment assistance for those looking to buy. This has caused a lot of change over the last 10 to 15 years. So at this point, there are now a lot of great places to live in university city that are both safe and nice.
There are a ton of great restaurants and a lot of diversity. That being said, you can have a great block and then a not so great block right beside each other. While it is fairly safe (Penn has their own special security constantly biking around in yellow jackets) it isn't as nice as Center City, though quite a bit cheaper.
